Are you allowed to Airbnb in Indian Harbour Beach?” This is a common question I get asked all the time. As an agent, I’ve spoken to the city and am actually really happy with the result of that conversation!
You are in fact allowed to operate an Airbnb in Indian Harbour Beach Florida!

The good news is that you are allowed to operate a Short Term Rental in IHB, the bad news is that it comes with a lot of criteria. The 10,000-foot overview is that you have to register your Airbnb with the city, and have it inspected by the fire marshal and a code inspector. Once all of your inspections have been done, you are free to operate a next-day short-term rental.

With the legal parts out of the way, that still doesn’t mean the neighbours will be very receptive though. Definitely consider how your neighbours are going to react to the new Airbnb.

Airbnb is not under the radar in Indian Harbour Beach

As with most places, Airbnb is no longer flying under the radar in Indian Harbour Beach. IHB has started regulating Airbnb. You now have to register your Short-Term-Rental on their website and have it inspected by city inspectors. Once all of that is done and you pay your registration fee.. You can then begin to Operate.

With the legal parts out of the way, the residents are still mixed on if it should be allowed at all. If you ride through Indian Harbour Beach, you will see signs saying “No Airbnb in Indian Harbour Beach.” These signs are in the yards of residents who really do not want Short-Term Rentals in their neighbourhood.

I would make sure that my next-door neighbours weren’t against Airbnb before trying to start a new Airbnb. This applies anywhere honestly because they could easily call Airbnb a few times and attempt to get you shut down.

Minimum stay length in Airbnb in Indian Harbour Beach

The minimum stay length, as of 2023 in Indian Harbour Beach is 1-night rentals. You can do very short-term rentals in Indian Harbour Beach, which is nice! The only catch, as I said above is that you have to apply and get approved to operate in IHB. On top of that, you have to make sure your neighbors are Airbnb friendly, which a lot of IHB is not.
